Auckland field note · 12 months to July 2026

Auckland is carrying volume, but the mix changes the opportunity

Auckland produced 17,260 consented homes in the latest year and remains New Zealand's largest market. Nearly two-thirds of the detailed dwelling total was multi-unit, so the headline does not describe one market for every builder.

The local read

Auckland consented 17,260 new dwellings in the latest 12 months, up 2,913 from the previous year. The region ranked 1 of 16 by volume.

Auckland added more consented dwellings than any other region. Its scale makes the recovery nationally important, but that scale can hide how differently detached-home, townhouse, apartment and renovation businesses experience it.

The territorial-authority source contains one Auckland Council total, so it cannot show which parts of Auckland are producing the work. This page does not turn that single number into a false local story. Builders should compare the regional signal with their own catchment, product and lead data.

Consents are an early pipeline signal. They are not construction starts, signed building contracts or proof of profitable demand.

Auckland territorial-authority view: monthly consents and rolling 12-month total

Rolling 12-month totalMonthly consents

What changed in the latest month

The territorial-authority series recorded 1,505 new dwellings in July, compared with 1,410 in the previous month and 1,342 in the same month last year.

July was ahead of June and July last year, giving the rolling-year rise a current tailwind. One month is still vulnerable to large staged developments moving through consent.

A single development can move a local monthly total sharply. The rolling year and area split remain the better capacity-planning view.

Stats NZ reports Auckland as one territorial authority in this source. A more local split requires a different official geography and is not inferred here.

The official regional series records 17,260 dwellings and the territorial-authority roll-up records 17,260. The two totals align for this release.

What kind of market is moving?

6,246

standalone houses, +38.6%

11,014

multi-unit and other dwellings, +11.9%

Multi-unit and other dwellings account for most of the detailed total. Auckland's growth is therefore more relevant to operators exposed to denser development than to a detached-home builder reading the regional percentage in isolation.

Multi-unit and other dwellings made up 63.8 percent of the detailed total. Consented value for new dwellings was $7.75b, up 17.7 percent from the previous year.

Average consented value per new dwelling fell 2.2 percent to roughly $449,000. Residential alteration value was $734m, up 5.6 percent from the previous year. These are consented values, not builder revenue or margin.

What to do with this

  1. Separate detached and multi-unit pipeline reporting before treating Auckland's growth as addressable demand.
  2. Compare the regional lift with enquiries and signed work inside your actual catchment.
  3. Do not add overhead until project timing, finance and site readiness support the consent volume.

The question for Auckland builders

Is Auckland's consent recovery reaching your product and catchment, or is the visible lift still concentrated in developments outside your lane?
