Northland field note · 12 months to July 2026

Northland's lift is broad, but not evenly paced

Northland has more consented homes in the pipeline, with the Far North growing fastest and July adding a strong recent signal. The opportunity still depends on where a builder can service profitably.

The local read

Northland consented 838 new dwellings in the latest 12 months, up 90 from the previous year. The region ranked 8 of 16 by volume.

The increase is useful because it is not confined to one district. Far North, Kaipara and Whangārei all finished ahead of the previous 12 months, although the Far North supplied the largest absolute lift.

Whangārei still carries the greatest volume, but the faster movement is north and west of it. That matters operationally: a regional headline can look attractive while travel, supervision and subcontractor coverage erode the value of work outside a builder's normal radius.

Consents are an early pipeline signal. They are not construction starts, signed building contracts or proof of profitable demand.

Northland territorial-authority view: monthly consents and rolling 12-month total

What changed in the latest month

The territorial-authority series recorded 102 new dwellings in July, compared with 82 in the previous month and 63 in the same month last year.

July was stronger than both June and July last year. That gives the annual result some recent support, without proving that every local enquiry pipeline has turned.

A single development can move a local monthly total sharply. The rolling year and area split remain the better capacity-planning view.

The official regional series records 838 dwellings and the territorial-authority roll-up records 838. The two totals align for this release.

What kind of market is moving?

598

standalone houses, +4.9%

240

multi-unit and other dwellings, +34.8%

Standalone houses dominate Northland's consent mix. The signal is therefore more relevant to detached-home operators than a headline driven mainly by apartments or retirement units would be.

Multi-unit and other dwellings made up 28.6 percent of the detailed total. Consented value for new dwellings was $428m, up 12.3 percent from the previous year.

Average consented value per new dwelling rose 0.2 percent to roughly $511,000. Residential alteration value was $98m, up 0.3 percent from the previous year. These are consented values, not builder revenue or margin.

What to do with this

  1. Map the district growth against your real service radius before increasing lead spend.
  2. Check whether Far North demand can be delivered at target margin after travel and supervision.
  3. Use signed contracts and start dates to confirm the July lift before adding fixed capacity.

The question for Northland builders

Are stronger consent numbers becoming buildable, well-located enquiries, or is distance still making much of the regional pipeline uneconomic?
