Southland field note · 12 months to July 2026

Southland's growth is broad, with detached homes still dominant

Invercargill, Southland District and Gore all recorded higher annual totals. July eased from June but remained ahead of last year, giving the region a more balanced signal than many larger markets.

The local read

Southland consented 454 new dwellings in the latest 12 months, up 109 from the previous year. The region ranked 11 of 16 by volume.

All three council areas contributed to the annual lift, led by Invercargill. That breadth is encouraging, although the region's total scale still means individual developments can shift the rate.

Invercargill carries the most volume, but Southland District added nearly as many dwellings to the annual increase. Service distance and trade coverage remain important when translating that wider growth into profitable work.

Consents are an early pipeline signal. They are not construction starts, signed building contracts or proof of profitable demand.

What changed in the latest month

The territorial-authority series recorded 36 new dwellings in July, compared with 47 in the previous month and 26 in the same month last year.

July was below June but above July last year. The annual direction has some recent support without showing uninterrupted acceleration.

A single development can move a local monthly total sharply. The rolling year and area split remain the better capacity-planning view.

What kind of market is moving?

358

standalone houses, +23.0%

96

multi-unit and other dwellings, +77.8%

Standalone houses dominate the detailed total and new-dwelling consented value also increased. Alteration value declined, so the positive read is stronger for new homes than renovations.

Multi-unit and other dwellings made up 21.1 percent of the detailed total. Consented value for new dwellings was $209m, up 25.1 percent from the previous year.

Average consented value per new dwelling fell 4.9 percent to roughly $461,000. Residential alteration value was $38m, down 5.4 percent from the previous year. These are consented values, not builder revenue or margin.

What to do with this

  1. Separate Invercargill and district work when planning supervision and trade capacity.
  2. Validate the new-home lift through signed starts while keeping renovation forecasts conservative.
  3. Price travel and regional delivery risk before expanding beyond the normal service area.

The question for Southland builders

Is Southland's broader consent growth translating into enough signed starts to support more capacity?
