Taranaki field note · 12 months to July 2026
Taranaki is improving, but the biggest percentage is the smallest market
All three Taranaki districts are ahead of the previous year and July was strong. Stratford's 87.5 percent rise is eye-catching, but New Plymouth still holds most of the volume.

The local read
Taranaki consented 468 new dwellings in the latest 12 months, up 40 from the previous year. The region ranked 10 of 16 by volume.
Taranaki's growth is modest in absolute terms but broad across its three districts. Stratford grew fastest from a low base, while New Plymouth remains the market that sets the regional workload.
Percentage growth can overstate the operational opportunity in a small district. A builder needs both the count and the rate: Stratford added 21 dwellings, while New Plymouth still consented 356 over the year.
Consents are an early pipeline signal. They are not construction starts, signed building contracts or proof of profitable demand.
What changed in the latest month
The territorial-authority series recorded 44 new dwellings in July, compared with 37 in the previous month and 25 in the same month last year.
July exceeded June and was well ahead of July last year. It is a constructive recent signal, though the monthly count remains small enough to move with individual projects.
A single development can move a local monthly total sharply. The rolling year and area split remain the better capacity-planning view.
Where the work is moving
| Council area | Prior 12m | Latest 12m | Movement |
|---|---|---|---|
| New Plymouth District | 342 | 356 | +14 (+4.1%) |
| South Taranaki District | 62 | 67 | +5 (+8.1%) |
| Stratford District | 24 | 45 | +21 (+87.5%) |
The official regional series records 468 dwellings and the territorial-authority roll-up records 468. The two totals align for this release.
What kind of market is moving?
304
standalone houses, +10.9%
164
multi-unit and other dwellings, +6.5%
Standalone houses remain dominant, making the regional trend comparatively relevant to detached-home builders. The consent-value movement also kept pace with dwelling growth.
Multi-unit and other dwellings made up 35.0 percent of the detailed total. Consented value for new dwellings was $220m, up 14.2 percent from the previous year.
Average consented value per new dwelling rose 4.4 percent to roughly $470,000. Residential alteration value was $52m, up 11.6 percent from the previous year. These are consented values, not builder revenue or margin.
What to do with this
- Read Stratford's percentage alongside its 45-dwelling annual total.
- Use New Plymouth's volume as the main capacity signal and the other districts as targeted opportunities.
- Confirm the July lift in enquiries and starts before expanding fixed costs.
The question for Taranaki builders
Are Taranaki builders seeing the stronger July numbers turn into a broader pipeline, or only a few additional projects?
