Tasman field note · 12 months to July 2026

Tasman is steady, not surging

Tasman's annual dwelling total was almost unchanged, while July fell below both June and the same month last year. The market signal is stability with a softer recent edge.

The local read

Tasman consented 301 new dwellings in the latest 12 months, up 5 from the previous year. The region ranked 12 of 16 by volume.

An increase of five dwellings over a full year is effectively a flat volume signal. That can still support a sound business, but it does not justify planning around regional expansion.

Tasman is one territorial authority in the source, so there is no official council split below the regional total. Local operators should use their own enquiry origins and project types to identify where the work sits.

Consents are an early pipeline signal. They are not construction starts, signed building contracts or proof of profitable demand.

Tasman territorial-authority view: monthly consents and rolling 12-month total

What changed in the latest month

The territorial-authority series recorded 23 new dwellings in July, compared with 31 in the previous month and 37 in the same month last year.

July was below June and July last year. The latest month therefore leans softer than the flat annual total, although one small month should not drive a capacity decision.

A single development can move a local monthly total sharply. The rolling year and area split remain the better capacity-planning view.

Tasman is one territorial authority in this Stats NZ source, so no finer official council split is available here.

The official regional series records 301 dwellings and the territorial-authority roll-up records 301. The two totals align for this release.

What kind of market is moving?

235

standalone houses, -16.7%

66

multi-unit and other dwellings, +371.4%

Standalone houses dominate the dwelling mix. New-dwelling consented value fell despite roughly flat volume, which deserves attention when assessing project size and pricing conditions.

Multi-unit and other dwellings made up 21.9 percent of the detailed total. Consented value for new dwellings was $150m, down 12.4 percent from the previous year.

Average consented value per new dwelling fell 13.9 percent to roughly $499,000. Residential alteration value was $26m, down 0.4 percent from the previous year. These are consented values, not builder revenue or margin.

What to do with this

  1. Plan around a stable market rather than assuming the national recovery will lift Tasman automatically.
  2. Track average project value and gross margin as closely as consent count.
  3. Use suburb-level enquiries and signed starts to supply the local detail the official series cannot.

The question for Tasman builders

Does Tasman feel stable in signed work, or are builders seeing the softer July signal arrive in forward books?
