Canterbury field note · 12 months to June 2026

Canterbury is not one booming market

Canterbury's headline growth is substantial, but most of the lift sits in Christchurch, Selwyn and Waimakariri. A renovation builder in Timaru should not read the same signal as a new-home builder in Selwyn.

The local read

Canterbury consented 8,647 new dwellings in the latest 12 months, up 2,148 from the previous year. The region ranked 2 of 16 by volume.

Canterbury produced a large share of New Zealand's annual increase. That makes it nationally important, but not uniformly strong inside the region.

Christchurch, Selwyn and Waimakariri account for almost all of the net lift, while Timaru declined. The Greater Christchurch belt is the capacity signal; the regional percentage is not permission for every Canterbury operator to expand.

Consents are an early pipeline signal. They are not construction starts, signed building contracts or proof of profitable demand.

Canterbury territorial-authority view: monthly consents and rolling 12-month total

Rolling 12-month totalMonthly consents

What changed in the latest month

The territorial-authority series recorded 701 new dwellings in June, compared with 760 in the previous month and 522 in the same month last year.

The latest month supports the rolling-year view, but one month is still too exposed to individual projects to carry a capacity decision on its own.

A single development can move a local monthly total sharply. The rolling year and area split remain the better capacity-planning view.

What kind of market is moving?

4,734

standalone houses, +30.6%

3,899

multi-unit and other dwellings, +36.3%

Both standalone houses and multi-unit work grew. Alteration value moved backwards, however, so renovation businesses should not borrow confidence from the new-home surge.

Multi-unit and other dwellings made up 45.2 percent of the detailed total. Consented value for new dwellings was $3.49b, up 34.4 percent from the previous year.

Average consented value per new dwelling rose 1.0 percent to roughly $405,000. Residential alteration value was $239m, down 4.0 percent from the previous year. These are consented values, not builder revenue or margin.

What to do with this

  1. In Greater Christchurch, test capacity against signed work and conversion rather than the consent headline.
  2. In the rest of Canterbury, use the council row and your own pipeline instead of the regional growth rate.
  3. Keep renovation demand separate because alteration value is not following new dwellings upward.

The question for Canterbury builders

Are signed contracts and forward books moving with consents, or is much of the growth still sitting with developers and in the approval pipeline?
