Waikato is growing through several centres, not one boom
Hamilton remains the largest consent market, but Waipā and Matamata-Piako supplied much of the acceleration. July eased from June, making the annual breadth more useful than the latest month alone.
The regional increase has breadth. Hamilton added the most homes in absolute terms, while Waipā and Matamata-Piako also made material contributions and several smaller districts improved from low bases.
Hamilton's volume remains the anchor, but the growth map points south and east as well. Builders need to distinguish a genuinely expanding service area from work that looks close on a map but creates additional supervision and trade coverage costs.
The region ranks 3 of 16 by consent volume. This is an early pipeline signal, not evidence of construction starts, signed contracts or profitable demand.

multi-unit and other share

new-dwelling consented value
Detached houses remain the larger part of Waikato's mix, while multi-unit work is substantial enough to matter. The demand signal spans more than one product, but not every district shares that balance.
What to do with the signal
- Break pipeline and win rate out by Hamilton, Waipā and Matamata-Piako rather than using one Waikato total.
- Price the supervision cost of a wider service footprint before chasing the fastest-growing districts.
- Watch whether June's easing carries into the next release before making a permanent capacity call.

Consents indicate approved pipeline volume. They do not establish whether a project will start, when it will start, who will build it or whether it will be profitable.
