Privacy Policy (Australia)
This policy explains how Bracen (https://bracen.com/au) handles personal information from people who use its Australian pages. It is written to meet the Privacy Act 1988 (Cth) and the Australian Privacy Principles, and it discloses where your information leaves Australia.

Who we are
Bracen is published by an operator based in New Zealand. Our Australian pages are an information service: cost guides and a modelled estimate tool. We do not run an Australian builder directory and we do not pass enquiries to Australian builders. Privacy questions and requests: hello@bracen.com.
What we collect on the Australian pages
- Estimate and enquiry details. If you use the modelled estimate we ask for your name and an email address or phone number, together with the answers you give about your project (type, approximate size, finish level, suburb or postcode, timing and budget band).
- Session context attached to a submission. When you submit a form we may record a short, capped list of the pages you viewed in that browser session, the page you arrived on, its referrer where the browser provides it, and first-touch campaign parameters from the URL. This tells us which guide led to the enquiry.
- Technical and analytics data. IP address, browser and device type, approximate location derived by analytics tools, and interaction measurements. We use Google Analytics and Microsoft Clarity, and Meta technologies where they are configured. You can limit this through your browser or device settings.
We do not ask for government identifiers, financial account details or sensitive information on the Australian pages, and you should not send them to us.
Why we collect it
- to calculate and show you the modelled range you asked for;
- to respond if you ask us a question about a guide or an estimate;
- to understand which guides are useful and improve them;
- to keep the site secure and detect misuse;
- to meet legal obligations.
We will not use your details for direct marketing unless you have asked for it, and any commercial electronic message we send will identify us and include a working unsubscribe, as the Spam Act 2003 (Cth) requires.
Who we share it with
- Service providers that host the site, store data, send email, run our customer relationship system or provide analytics. They receive only what they need to perform the service.
- Regulators or courts where the law requires it.
We do not sell personal information and we do not share Australian enquiries with builders. If that ever changes it will happen only with your express consent at the time, and this policy will be updated first.
Cross-border disclosure
Information you provide on the Australian pages is processed outside Australia. Specifically, it is handled by Bracen's operator in New Zealand and stored or processed by service providers hosted in the United States, including our database, customer relationship, email and analytics providers. New Zealand privacy law and the privacy terms of each provider apply to that processing. Those overseas recipients may not be bound by the Australian Privacy Principles, and if they mishandle your information you may not be able to seek redress under the Privacy Act 1988 (Cth). By using the estimate or enquiry forms you consent to this disclosure under Australian Privacy Principle 8 on that basis. If you do not want your information to leave Australia, please do not submit a form.
Storage and retention
Enquiry and estimate records are held in our database and customer relationship system, both hosted by United States providers, with access limited to our team by named accounts. Analytics data is held by the analytics providers named above under their own retention settings.
We keep enquiry records for as long as they are useful for the purposes above, and then delete or de-identify them. Analytics data is retained according to each provider's settings. You can ask us to delete your enquiry at any time.
Access, correction and complaints
You can ask to access or correct the personal information we hold about you by emailing hello@bracen.com. We will respond within 30 days. If you believe we have breached the Australian Privacy Principles, email us with the word "complaint" in the subject line. We will acknowledge it within seven days, investigate, and give you a written response within 30 days. If you are not satisfied with our response, you can complain to the Office of the Australian Information Commissioner.
Security
We use reasonable technical and organisational measures to protect personal information, including encrypted connections and access controls at our providers. No internet transmission is completely secure.
Children
The Australian pages are written for adults planning a building project. We do not knowingly collect information from anyone under 18.
Changes
We will update this policy when our practices change. The last-updated date near the top of this page tells you when it was last changed.
