Who operates these pages

The Australian pages are operated by the business that publishes Bracen, which is based in New Zealand. References to "we", "us" and "Bracen" mean that operator. We do not hold an Australian building licence, we do not carry out building work and we are not a party to any contract you enter into with a builder, designer or trade.

What the Australian pages are, and are not

The Australian pages publish cost guidance for homeowners. Each guide draws on dated figures from named Australian sources and presents them as ranges in Australian dollars, with GST stated for each table. The modelled estimate on a guide takes your answers and returns a starting range calculated from those assumptions.

Nothing on the Australian pages is a quote, a tender, a valuation or professional advice about your project. Prices depend on your site, your plans, your specification and your market at the time you build. Obtain written prices from licensed builders before you commit to anything.

We do not currently list, rank, verify or introduce Australian builders. If that changes, these terms will be updated first and the pages will say so plainly.

Using the pages

You agree not to:

• scrape, copy or republish our guides or tables other than as permitted by Australian copyright law or with our written permission;
• submit false or misleading details through an estimate or enquiry form;
• interfere with the operation or security of the site;
• use the pages for any unlawful purpose.

Intellectual property

The text, tables, page design and the Bracen name on these pages are owned by us or licensed to us. Source data remains the property of its publisher and is cited where used. You may link to our guides and quote short passages with attribution.

Australian Consumer Law

The Australian pages are free to use. Where the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) applies to anything we supply, you have guarantees that cannot be excluded, restricted or modified, and nothing in these terms attempts to do so. To the extent permitted by that law, our liability for any other loss arising from your use of the Australian pages, including reliance on a published range or a modelled estimate, is excluded, and where it cannot be excluded it is limited to supplying the relevant service again.

Changes and availability

We may change, suspend or remove any Australian page, guide or tool at any time, including to correct an error or to reflect updated source data. Figures carry the date of the source they were taken from; a later date on a page does not mean every figure on it was refreshed.

Commercial relationships and disclosure

The operator of Bracen also provides marketing services to building companies through Contractor Scale. Where a guide quotes a figure or a statement from one of those companies, the guide says so next to the quote. Being named in a guide is not a recommendation, a ranking or a verification of that company, and no company pays to appear in a guide. We do not earn a fee from any builder when you use the Australian pages.

Privacy

How we handle personal information collected through the Australian pages, including cross-border processing, is set out in our Australian Privacy Policy.

Governing law

These terms are governed by the laws of Victoria, Australia. You and we submit to the non-exclusive jurisdiction of the courts of Victoria and any court able to hear appeals from them. Nothing in this clause limits any right you have under a law that applies regardless of the chosen governing law.
