EXTREMELY DISAPPOINTED WITH RFC CONSTRUCTION LTD We hired RFC Construction Ltd (Stewart MacKay) in October 2024 to re-pile our old Grey Lynn villa . Stewart assured us he could handle it. What followed was months of stress, massive cost overruns, and genuine anxiety about our family's safety. RFC's website claims they're "trustworthy" and deliver "on time and on budget." Our experience was the complete opposite. Within two weeks, the foreman quit without telling us. We dealt with an inexperienced replacement who didn't know the project. Stewart promised to manage but was rarely on site. We spent months chasing information, waiting weeks for quotes, getting vague answers. We were managing the builder instead of the other way around. The real problem was repeated dishonesty. When we asked Stewart if piles were properly supported with brackets and bracing, he said yes. Independent engineering reports proved this completely false. Extensive fixings and connections were missing throughout the foundation. This happened repeatedly. Engineering inspections found systematic problems across the entire foundation: Floor joists installed as 90x45 instead of specified 140x45 per our building consent. Structural connections missing across all 10 bearer lines. Anchor piles lacking required fixings. Bearer splices not installed despite being mandatory under NZS3604. Wrong fasteners throughout. Pile locations changed without documentation. Missing boundary joists and blocking. Every single bearer line had deficiencies. Council didn't inspect underneath because "they trust what the builder tells them." Getting the PS4 retrospectively took countless hours and enormous stress. Window flashing left unordered - we wrapped it in plastic over December holidays. Lied to repeatedly about when it was ordered. Wall area needed complete reworking due to poor workmanship. Site was messy, didn't clean up, cutting hazardous materials inside despite requests. We lived there and cleaned up nightly ourselves. We needed guidance on PS4s, geotech reports, when engineers should inspect. Stewart never advised us. We figured out building consent ourselves. The financial hit was massive. We paid for professional work, then paid again to fix systematic failures. None of this seemed like a big deal to Stewart. But having poured our life savings into this build, it was and is devastating to us. After repeated lies about structural matters, we terminated the contract and brought in other professionals to fix the substandard work. Would we recommend RFC? Absolutely not. Poor workmanship, systematic building code violations, repeated lies, terrible project management, unsafe site practices, complete lack of guidance. I engaged Stewart and his team initially for a small maintenance job on my home about 2 years ago, they did a great job replacing some of the external cladding and the job was completed efficiently and at a reasonable price. During the time I was also working on plans for an extension to the house where I already had a builder in mind and in discussions with. However I was so blow away with Stewart’s communication and the enthusiasm of his crew that I got them to put in a price for the extension. Their price was on par so I went with my “gut” and engaged the RFC team, very glad I did, we could not be happier with the workmanship of the extension and it’s improved out home ten fold. Well done for creating such a great team and for delivering high standard finished products. Stu and team came as sub-contractors to install new windows. The workmanship and finishing was well below standard. They were given an opportunity to come back to site to rectify the works but seemed they weren't interested. So now this post is warming others about this business to not go through the same painful experience. Poor Google reviews are really the last resort. Main concerns: - Rough workmanship that damaged plaster boards surrounding the windows. - Mitre joints not finished to industry standards, no glue or pins - No kirks added around framing, mostly flush but sometimes 2mm off. Got told oh your house if old so that happens. - No sealant added on the exterior, so good sized gaps are left exposed and potential for water to penetrate the framing. So not inline with the Building Code. This was a big concern here! I now have a number of larger gaps where rain can come in which is destressing - Poor communication, not returning calls and also not turning up onsite when arranged Talking with the window company also seemed Stu was ok with telling lies, that he had come to site and all the work was rectified, and customer was happy with the outcome, which was incorrect. Noting on the day they did come back, they just packed up and left without saying anything. Also, that the window company had told him not to redo any of the framing and just sand and fill some pieces which was also incorrect when talking with the window company.
