How much should you budget for a bathroom renovation?

Bathroom Renovations in New Zealand

A bathroom refresh and a complete rebuild have different budgets. Start by deciding whether you are replacing fittings in the same positions, rebuilding the room, or changing its layout. A small room can still involve plumbing, electrical work, waterproofing and several finishing trades.

For a dated local reference, Add Value Renovations' 2026 Auckland guide gives these planning figures. They include GST, preliminary and general costs, contingency and the builder's margin. These are one company's Auckland examples, not a national average or a Bracen quote.

Example scopePublished Auckland budget (NZD, including GST)
Small ensuiteFrom $25,000
Standard main bathroom$32,000–$50,000
Premium bathroom$70,000–$100,000

What changes the price?

  • Layout: identify which fixtures stay in place and which move. Ask how relocation affects plumbing, drainage and the floor.
  • Shower construction: specify the shower system, waterproofing, glazing and tile coverage rather than asking for a generic bathroom allowance.
  • Existing condition: ask how concealed moisture damage, uneven floors or unsuitable linings will be assessed and priced if uncovered.
  • Selections: list the vanity, tapware, toilet, lighting, heating and ventilation you want included. Record product allowances where selections are still open.
  • Access and household needs: explain whether this is your only bathroom and agree how the household will manage during work.

A checklist for comparable bathroom quotes

Give each builder the same room measurements, photos, proposed layout and selection list. Ask for a written inclusions schedule so you can see which trades, materials and finishing work each price covers.

  • Demolition, disposal and protection of the rest of the home.
  • Any floor, framing or lining repairs and how unforeseen work is approved.
  • Plumbing, drainage, electrical work and ventilation.
  • Waterproofing system, preparation, installation and handover records.
  • Fixtures, tiles, glazing, painting and final cleaning.
  • Design, council fees and inspections where required.
  • GST, provisional allowances, contingency and payment stages.

A provisional allowance is an amount included before the exact scope or selection is settled. Ask what can change it. If a builder already includes contingency, clarify what it covers before adding another allowance to the same work. Our guide to hidden costs in builder quotes explains the questions to raise.

Waterproofing and consent: check the actual scope

New Zealand Building Code clause E3 Internal moisture covers internal wet-area performance. Waterproofing details should suit the selected shower, floor and wall systems. Ask who will install the system and what installation records will be supplied.

Do not assume every bathroom renovation needs consent, or that every replacement is exempt. MBIE says building work must meet the Building Code even when consent is not required. Check MBIE's consent guidance with your designer or council before committing to the scope. Include any required design, approval and inspection work in the budget.

From an early budget to a builder's quote

The free estimator above provides a modelled starting range from your answers. It does not inspect your property or replace a priced scope. Published contractor examples and an automated estimate may cover different work. Confirm inclusions, exclusions and GST with the builder before relying on a final price.

Once you have a scope, explore bathroom renovation builders and compare their relevant work. Use one clear brief for each conversation. If the bathroom is part of a larger project, read our home renovation budgeting guide.

Frequently Asked Questions

Can I use a price per square metre to budget a bathroom?

Use it only as a rough comparison between projects with similar scope. A bathroom includes fixtures and trade visits that do not shrink in proportion to floor area. A small ensuite with a tiled shower and relocated plumbing can cost more than a larger room with a simpler layout. Compare the actual inclusions before comparing rates.

Does the bathroom price include GST?

The contractor examples in the table include GST. That does not establish the tax treatment of a separate builder's quote or the automated estimate. Ask for a written total that states whether GST is included, along with the allowances and exclusions. Compare all quotes on the same basis before making a decision.

Do I need building consent for a bathroom renovation?

It depends on the work proposed. Some work may be exempt, but an exemption does not remove the requirement to meet the Building Code. Have your designer or council check the scope against current MBIE guidance before work starts. Confirm any required applications, inspections and supporting documents in the builder's programme and price.
