House design inspiration

Small house plans for New Zealand

A smaller home starts with choosing what you need space for. Compare a two-bedroom option, a compact three-bedroom layout and a two-bedroom home with a study. Each concept includes an exterior idea and an indicative floor plan you can use to start a design conversation.

Three ways to explore the idea

The three concepts range from approximately 79 to 102 m² in outer footprint. They are small permanent-home ideas, without garages. They are not transportable-home specifications or tiny-house construction plans.

Easy Two indicative floor plan, with room labels and approximate outer width.

Why explore it

A compact starting point for a couple, downsizer or small household that wants a separate guest room.

The compromise

Storage and laundry need attention. No garage is included, and the modest living area has to do several jobs.

Take this question to your builder

Ask whether accessible circulation and the bathroom layout suit your household before fixing the footprint.

Concept S02

Three Within

Three Within indicative floor plan, with room labels and approximate outer width.

Why explore it

An extra bedroom without adding another wing, upstairs circulation or a garage.

The compromise

The open living zone is relatively shallow and all bedrooms share one bathroom. Furniture placement matters.

Take this question to your builder

Try real furniture sizes and storage requirements before deciding that three bedrooms fit your brief.

Work at Home: concept layout

Inspiration only. Not construction drawings. Use zoom and scroll to inspect the layout.

Work at Home indicative floor plan, with room labels and approximate outer width.

Why explore it

A separate place to work without treating a larger third bedroom as essential.

The compromise

The study is narrow and is not presented as a third bedroom. One bathroom and limited utility space keep the footprint small.

Take this question to your builder

Check desk depth, daylight and storage in the study, and allow a proper laundry position.

Areas are rounded from each concept's outer shape, excluding decks and courtyards. They are not measured internal living areas. Wall thicknesses, structure, services, storage and site orientation need design development. No garage is included.

Before choosing a favourite

What to compare beyond the image

Choose rooms by how you use them

A third bedroom and a separate study solve different problems. Three Within keeps three bedrooms in a compact rectangle. Work at Home gives space to a smaller study instead. Start with who lives in the house, who stays overnight and how often someone needs a closed door to work.

Make the less visible spaces count

Storage, laundry, a place to take off wet shoes and space around furniture can disappear from a small-house wish list. Only Quiet End in the separate L-shaped collection includes a labelled laundry. These small layouts need their utility and storage positions developed before they become a practical brief.

Use real furniture sizes

The furniture outlines are illustrative. Try your own sofa, dining table, beds and desk in a developed layout, including the space needed to move around them. A smaller floor area is useful only if the rooms still support your daily routines.

Questions about small house plans

Can a small house have three bedrooms?

Three Within explores three bedrooms in an approximately 102 m² outer footprint, sharing one bathroom. Its living space is relatively shallow. Use it to discuss priorities rather than treating the room count as proof that it suits every household.

Do these floor areas include a garage or deck?

No garage is included. The approximate area is calculated from the concept's outer footprint and excludes decks and outdoor courtyards. It is not a measured internal living area or a certified floor-area calculation.

Are these tiny-house or granny-flat plans?

They are general small-home inspiration concepts. They do not establish a transportable design, a secondary-dwelling category or any approval pathway for a property. Explain the intended use and section to your designer before choosing an approach.

Can I take one of these concepts to my builder?

Yes. Copy the concept link and explain which parts you like, which you would change and what your section needs. A builder or designer can use it as a conversation starter. These concepts have not been assessed for a particular property, structure, cost or consent and cannot be used to build from.
